About De Souza Avenue Residences

On the green side of Upper Bukit Timah in District 21, De Souza Avenue Residences is planned for a quiet road just off Jalan Jurong Kechil. The site measures 2.22 hectares and is expected to hold around 415 homes, on the second and final housing parcel on De Souza Avenue. It sits where the two things this area is known for meet, with the wooded slopes of Bukit Timah and Bukit Batok on one side and the food, shops and familiar shopfronts of Beauty World on the other.

Beauty World has carried its name for close to eighty years. The market that opened here in 1947 grew to more than 150 stalls by the mid-1970s, and Beauty World Centre took over its role in 1984 with a food centre upstairs. The old shophouses along Chun Tin Road and Cheong Chin Nam Road are still standing, now home to cafés, restaurants and the supper spots the neighbourhood heads to on a late night, and the Bukit Timah market's stallholders trade together nearby on Jalan Seh Chuan. For many families here, it is the corner where their parents did the marketing and where their own children now tag along on a Sunday morning.

Beauty World is also gaining new places of its own. Its integrated transport hub, bringing a new bus interchange, the Bukit V mall and an underground link into Beauty World MRT, is targeted for 2028. The permanent Bukit Timah market returns to a new home of its own around 2029, and King Albert Park station becomes an interchange with the Cross Island Line in 2032. The neighbourhood older residents remember is being renewed around them, and a family moving in now gets to watch it happen.

A Saturday here might start with breakfast at Beauty World, move on to the boardwalks of Bukit Batok Nature Park a few minutes' drive away, and end with the children at the neighbourhood playground on Jalan Tekukor, a short walk from the road. The land goes to tender in November 2026, so the layouts, the facilities and the finishes are all still ahead, which gives a growing family time to plan the move at its own pace.

Main Selling Points

No. 1

Beauty In Every Direction

Bukit Batok Nature Park, with its quarry pond and boardwalks, is about three minutes away by car. Bukit Timah Nature Reserve, home to Singapore's highest hill and the trail to its summit, is under two kilometres away, and so is the Rail Corridor, the long green path laid along the old railway line. Little Guilin, the granite quarry lake below the Bukit Batok cliffs, is a seven-minute drive for the days you want a view. Closer still, the neighbourhood playground on Jalan Tekukor is a short walk from the road, the easy outing on a weekday evening when the bigger parks can wait for the weekend. With this much green around one quiet road, a family can try a different trail every weekend of the month and still be home in time for lunch.

No. 2

Beauty World, Old And New

Beauty World has kept its name since the 1940s, and the market that opened here in 1947 gave the area its everyday rhythm long before the MRT arrived. Beauty World Centre has carried that role since 1984, and its food centre upstairs still feeds the neighbourhood today. The next chapter is already planned. The integrated transport hub arriving in 2028 brings a bus interchange, a new mall called Bukit V and an underground walkway into Beauty World MRT, and the permanent Bukit Timah market follows around 2029. Living on De Souza Avenue puts you nearby for the shops and stalls your neighbours grew up with, and for the new places your children will grow up with.

No. 3

Saved For Last

De Souza Avenue has room for two housing developments, and this is the second. The first parcel was sold in 2024 and its homes launched in 2025. This one is the larger of the two at 2.22 hectares, with around 415 homes planned, and urban planners have not zoned another housing site on this road. It is also the only confirmed housing site on the current state land sales list anywhere in the Bukit Timah planning area, so a brand new home in this pocket of Upper Bukit Timah starts here. The tender is expected in November 2026, which gives a family time to sell, plan and choose a layout without the rush of a launch weekend.

This Condo is Great For...

  Families
For a young family, the beauty of this address is how much of the week happens outdoors. The playground on Jalan Tekukor is a short walk away for the after-dinner run-around, Bukit Batok Nature Park is about three minutes by car for a weekend morning, and Bukit Timah Nature Reserve and the Rail Corridor are both under two kilometres away for the years when the children want a real trail.

Bukit Timah Primary and Pei Hwa Presbyterian Primary are both nearby, so the school run stays part of the neighbourhood rather than a trip across the island.

It also suits families who lean on grandparents. Staying in Upper Bukit Timah keeps the people who help with pick-ups a short drive away, and the Beauty World they did their own marketing at becomes the one their grandchildren know too.

Weekends find their own rhythm. A typical one starts with breakfast and the market at Beauty World, carries on with an afternoon by the quarry lake at Little Guilin or along the Rail Corridor with a scooter, and finishes with an early dinner on Cheong Chin Nam Road after a day spent mostly outdoors.
  Working Professionals
If you drive, this address works beautifully. The PIE is about five minutes away by car, Orchard Road around seventeen minutes, Raffles Place around twenty-three and Changi Airport under half an hour, which keeps the commute short and the weekends free.

On the train, Beauty World station on the Downtown Line is nearby, just over a kilometre away, with Hume station also under two kilometres from home, and Raffles Place is a little under an hour door to door by public transport. The new bus interchange and underground link at Beauty World will make that easier from 2028, and King Albert Park, a nine-minute drive away, joins the Cross Island Line in 2032. Whichever way you travel, you come home to a quiet road and green hills on the skyline.

Evenings out stay easy too. The shophouses along Chun Tin Road and Cheong Chin Nam Road fill with diners after work, Beauty World Plaza has more across the road, and Orchard Road is a short drive for a night in town, so a weeknight dinner with friends never needs much planning.
  INVESTORS
De Souza Avenue Residences is planned for the second and final housing parcel on its road, 2.22 hectares for around 415 homes, and it is the only confirmed housing site on the current state land sales list in the Bukit Timah planning area. The neighbouring parcel was sold in July 2024 and its homes launched in November 2025 at between $2,199 and $2,303 per square foot, which gives buyers a recent reference point on the same road. This parcel goes to tender in November 2026, alongside a transport hub, a new mall, a new market and a Cross Island Line interchange already scheduled for the surrounding neighbourhood, so the next decade of Upper Bukit Timah is already on the map.

What Is It Like Living Here?

*Images used are for illustration purposes only

Turn off Jalan Jurong Kechil onto De Souza Avenue and the pace changes. The bustle of Upper Bukit Timah Road stays behind you, the green slopes of Bukit Timah and Bukit Batok fill the skyline, and the evenings here are relaxed in the way that makes people stay in this pocket for decades. On an ordinary weekday, an early walk can begin on the Rail Corridor or the Bukit Batok boardwalks, both a short drive away, and still be finished before the school run. After dinner, the playground on Jalan Tekukor is a short walk away for one last run-around before bedtime.

Everyday life centres on Beauty World, a few minutes away by car. Fresh produce comes from the Bukit Timah market's stallholders on Jalan Seh Chuan, lunch can be the food centre upstairs at Beauty World Centre, Beauty World Plaza across Upper Bukit Timah Road adds another row of shops and eateries, and the old shophouses on Chun Tin Road and Cheong Chin Nam Road handle everything from a weekend coffee to supper after a long day. Many of the market's stallholders moved across together, so the faces behind the counters are often the ones residents have bought from for years, and a quick errand can feel more like catching up with the neighbourhood.

Getting around is easier than the quiet suggests. Beauty World and Hume stations on the Downtown Line are both nearby, King Albert Park is a nine-minute drive, and behind the wheel the PIE is about five minutes away, with Changi Airport under half an hour. A school drop-off, an office day in town and a flight out can all start from the same quiet road.

The neighbourhood is also growing. The new transport hub and the Bukit V mall at Beauty World, the permanent home for the Bukit Timah market and the Cross Island Line at King Albert Park will each add something to the area over the coming years, while the hills and the old shophouses stay exactly where they are. For anyone who grew up around here, it is reassuring to watch Beauty World get its next chapter while keeping its name, its shophouses and many of its stallholders.

Put together, it is a home with green on one side and Beauty World on the other: a playground for the weekday evenings, a nature trail for Saturday, a market breakfast on Sunday, and the city close enough by car whenever you need it.
